These Terms & Conditions (“Terms”) apply to your use of https://ivanovstroy.com (the “Site”) and to text messages you receive from IVANOV STROY LLC (“IVANOV STROY,” “we,” “us”). By using the Site, you agree to these Terms.

1. About IVANOV STROY
IVANOV STROY (IVANOV STROY LLC) provides real estate and property services, including property management, rental inquiries and showings, tenant and property owner communications, rental application and lease-related communications, maintenance coordination, and small repairs.
2. Use of the Site
You agree to use the Site only for lawful purposes and to provide accurate information when you contact us. You may not interfere with the Site’s operation, attempt to gain unauthorized access to it, or submit content that is unlawful, abusive, or that you do not have the right to share.
3. Information on the Site
Information on the Site is general information about our services. It is not an offer to rent any specific property. Availability, pricing, and terms for any rental or service are confirmed directly with you and, where applicable, in a written lease or agreement. Submitting the contact form does not create a lease, an application, or a service agreement.
4. Privacy
Our Privacy Policy explains how we collect and use information, including our SMS Privacy practices.
5. SMS Messaging Terms
- Program. IVANOV STROY sends text messages (SMS) about your inquiries, appointments and showings, property management, maintenance and repair coordination, rentals, rental applications, leases, service updates, and customer support. Messages are sent by IVANOV STROY.
- Explicit opt-in. We send text messages only to people who have agreed to receive them, by checking the separate, optional SMS consent box on our contact form. The box is unchecked by default. You can contact us without opting in to text messages.
- Confirmation. After you opt in, we send one text confirming that you are enrolled in recurring text messages from IVANOV STROY, with HELP and STOP instructions.
- Sending number. Texts from IVANOV STROY are sent from (910) 634-5341.
- Consent is not a condition of purchase. You do not have to agree to receive text messages to rent from us, use our services, or buy anything.
- Message frequency varies based on your inquiries, appointments, and the services we provide to you.
- Message and data rates may apply. Check with your mobile carrier for details about your plan.
- STOP to opt out. Reply STOP to any message to stop receiving text messages. You will receive one message confirming that you have been unsubscribed, and no further text messages unless you opt in again.
- HELP for help. Reply HELP to any message for help, email kalin@ivanovstroy.com, or contact us through our contact page.
- Carriers are not liable for any delayed or undelivered messages.
- Your number. If you change or give up the mobile number you opted in with, please reply STOP from that number or let us know through our contact page.
- Privacy. Mobile information will not be shared with third parties or affiliates for marketing or promotional purposes. See our Privacy Policy and SMS Privacy section.
6. Third-party links and services
The Site may link to other websites. We are not responsible for the content or practices of websites we do not control.
7. Disclaimer
The Site is provided “as is” and “as available.” To the fullest extent permitted by law, we make no warranties, express or implied, about the Site, including that it will be uninterrupted or error-free.
8. Limitation of liability
To the fullest extent permitted by law, IVANOV STROY is not liable for indirect, incidental, special, or consequential damages arising from your use of the Site. Nothing in these Terms limits any rights you have under applicable law that cannot be limited, or the terms of any separate written lease or service agreement you have with us.
9. Changes to these Terms
We may update these Terms. The “Last updated” date above shows when they last changed. Continued use of the Site after a change means you accept the updated Terms.
