This Privacy Policy explains how IVANOV STROY LLC (“IVANOV STROY,” “we,” “us”) collects, uses, and protects information when you visit https://ivanovstroy.com (the “Site”), contact us, or receive communications from us, including text messages.

1. Information we collect
We collect information that you choose to give us, such as when you fill out our contact form, ask about a rental, schedule a showing or appointment, submit a maintenance request, or communicate with us as a tenant, applicant, or property owner. This may include:
- your name;
- your email address;
- your mobile or other phone number;
- the content of your inquiry or message;
- property and rental information you provide, such as the property or unit you are asking about, move-in timing, application or lease details, and descriptions of maintenance or repair issues;
- whether you agreed to receive text messages, and a record of that consent (see SMS Privacy).
When you submit our contact form, our server also records the date and time of the submission, and, if you opt in to text messages, the IP address and browser information from which you gave consent. We use this only as a record of your request and consent and to protect the Site from abuse.
The Site does not use advertising cookies, tracking pixels, or third-party analytics.
2. How we use information
- to respond to your inquiries and provide customer support;
- to schedule and confirm showings, appointments, and service visits;
- to provide property management services, including tenant, renter, and property owner communications;
- to coordinate maintenance and repairs;
- to communicate about rental applications and leases;
- to send text messages to people who have opted in, as described below;
- to keep records of consent and opt-out requests;
- to operate, secure, and maintain the Site, and to comply with legal obligations.
We do not sell your personal information.
3. How we share information
We share information only as needed to provide our services:
- Service providers that perform services on our behalf, such as website hosting, email, and text messaging providers. They may use the information only to provide those services to us.
- Parties involved in your request: the owner of a property we manage on their behalf, or a contractor completing a repair you requested, receives only the details needed for that purpose. They do not receive your SMS opt-in status or consent records and may not use your information to market to you.
- Legal requirements, when required by law, legal process, or to protect the rights, property, or safety of IVANOV STROY, our clients, or others.
Text messaging originator opt-in data and consent are excluded from all sharing described in this section, except with the service providers that deliver our text messages, which use it only to deliver our messages. See SMS Privacy.
4. SMS Privacy
Opting in. IVANOV STROY sends text messages only to people who have agreed to receive them. You can opt in by checking the separate, optional SMS consent box on our contact form. The box is unchecked by default, and you can contact us without checking it. Consent is not a condition of purchase.
What we send. Messages relate to your inquiries, appointments and showings, property management, maintenance and repair coordination, rental applications, lease-related updates, service updates, and customer support.
No sharing of mobile information for marketing. We do not sell or share your SMS opt-in data or personal information with third parties for marketing purposes. Mobile information will not be shared with third parties or affiliates for marketing or promotional purposes. Information may be shared with service providers solely as necessary to provide messaging services on behalf of IVANOV STROY. SMS consent and opt-in data will not be sold, rented, or shared with third parties for their own marketing purposes. Apart from those messaging service providers, all other categories of sharing in this Privacy Policy exclude text messaging originator opt-in data and consent; this information will not be shared with any other third parties.
Opting out. You can opt out of text messages at any time by replying STOP to any message from us. After you opt out, we will send one message confirming that you have been unsubscribed, and no further text messages unless you opt in again. Opting out of text messages does not affect other communications, such as email.

Frequency and cost. Message frequency varies. Message and data rates may apply. Carriers are not liable for any delayed or undelivered messages.

5. Security
We use reasonable administrative and technical measures to protect the information we receive, including encrypted (HTTPS) connections to the Site and limiting access to submitted information to the people who need it to respond to you. No method of transmission or storage is completely secure, so we cannot guarantee absolute security.
6. Retention
We keep inquiry and contact information for as long as needed to respond to you and provide our services, and for a reasonable period afterward for record-keeping. We keep records of SMS consent and opt-out requests for as long as needed to honor your choices and demonstrate compliance with applicable law.
7. Your choices
- You may opt out of text messages at any time by replying STOP.
- You may ask us to access, correct, or delete the personal information you submitted by emailing kalin@ivanovstroy.com or through our contact page. We may keep information we are required to keep by law, such as records of opt-out requests.
8. Children
The Site and our services are intended for adults. We do not knowingly collect personal information from children under 13.
9. Changes to this policy
We may update this Privacy Policy. The “Last updated” date above shows when it last changed.
